SPECIAL ASSESSMENTS LIEN RESEARCH/PAYOFF REQUEST INFORMATION AND INSTRUCTIONS

The City of St. Petersburg  Special Assessments lien records are available to the Public during normal business hours (8:00 a.m. to 5:00 p.m.) at the Municipal Services Center, 325 Central Avenue, 1st Floor, Special Assessments Counter, St Petersburg, Florida.

1. Any party may conduct a Special Assessment lien search

-- NO FEE --

  • To complete a lien search utilizing the City's special assessment records, you must have the property address, parcel number and legal description for each property.
  • Forms are provided to list any Special Assessment liens found. Completed forms are then turned into City staff that will provide current or future payoff figures for each request.

2. Special Assessments Payoff Only -  NO FEE

(You must conduct searches prior to requesting a payoff)
  • To request a Special Assessment lien PAYOFF ONLY, you must provide one assessment number and the payoff through date.
  • Payoff information can be requested on the Internet, by Mail or at the Special Assessments Counter.
  • Only one email is required per percel number for payoff information.
  • All related Assessments for each parcel number will be included in the Total Payoff. (Do not enter multiple assessment numbers for one parcel)

3. Special Assessment lien search performed  by City Staff  -  FEE.

(Payments are due prior to the search results being released.)

City Staff will perform a Special Assessment lien search upon request.

  • Lien searches may be requested via the Internet, by Mail or at the Special Assessments counter.
  • To utilize any one of these options you must provide the property address, parcel number and legal description, the property must be within the City of St Petersburg city limits,

(Please Note:  the search fee will be charged even if the search  reveals that the property is outside the City limits).


4. Special Assessments - LIEN SEARCH FEES

Credit card information must be on file with us to request a special assessment lien search via the Internet.

  • Request by Internet  - $35.00
  • Request by Mail or at the Special Assessments counter  -  $35.00
  • All charges are for each single lot and/or a fraction thereof, or single un-platted acreage search.
  • For multiple lots with the same parcel number - the first lot is charged as above.
  • Each additional lot is $10.00.

5. REQUESTS BY INTERNET:
SPECIAL ASSESSMENT LIEN SEARCH OR PAYOFF ONLY

  • Complete one Lien Research request form for each parcel  identification number to be searched.

      OR

  • Complete the Payoff Only request form by providing one assessment number and a payoff through date. ( No charge)            
  • E-mail the completed form to the Special Assessment office before 4:30 p.m. (weekdays only, excluding holidays).
  • Upon receipt of the payment described above, City staff will e-mail the search results to the requesting party.

6. REQUEST BY MAIL:

  • Complete one Lien Research form for each parcel  identification number to be searched.  (Blank forms will be provided upon request by calling 727-893-7196.)
  • Mail the completed form along with payment of the fee described above to:

  • City staff will perform a search of the real property and mail  the search results to the requesting party within 24 hours of receipt.


7. REQUEST AT THE SPECIAL ASSESSMENTS COUNTER:

  • Complete one Lien Research form  for each parcel  identification number to be searched.  Blank forms will be provided upon request.
  • Upon receipt of the payment described above, City staff will perform a search of the real property and give the search results to the requesting party within the same business day.

Note:   Code Enforcement and Nuisance Abatement Liens are processed by the Code Enforcement Department, the Police Department respectively; Utility liens are also processed separately and therefore are not included in our research results.  Please contact those departments directly.
