The site is zoned Industrial Park 1 - intended to provide for areas where planned labor intensive light industrial, corporate headquarters, and administrative and executive office uses can be designed. For a  detailed description see Article 5 - Division 34 of the Municipal Code.

The site is bordered on the west and north by land zoned industrial general, it is bordered to the south and east by I-275. Other nearby land uses include commercial general and medium and urban density residential. This site is directly adjacent to the City's downtown.

Utilities to Site

General

 
The subject site was historically developed primarily as a residential neighborhood.  As such it contains numerous small diameter water and sewer pipelines within the project boundary which will necessitate abandonment.  The following utility narratives focus on main service capacities and is provided for "INFORMATIONAL PURPOSES" only.  Respondent proposals are solely responsible for determining utility needs and project requirements.  Modeling capacity based on serving 300,000 square feet of light industrial usage at 0.3 gallons per day per square foot has been conducted for illustrative purposes.  Because actual flow demands of the end user(s) have not been determined, water and sanitary sewer capacities are based on industry that does not use significant volumes of process water nor discharge significant volumes of liquid process wastes.

    Potable Water

 

Six (6") inch water mains are located along 5th Avenue South and 22nd Street South.  A twelve (12")  inch water main is located on Fairfield Avenue South within the site.  These are likely water and fire protection service connection points and thus off‑site extensions for normal water demands are not envisioned.  The existing water infrastructure in the area can provide for an estimated industrial fire flow demand of 5.2 million gallons per day.

 

Sanitary Sewer

 
An eighteen (18") inch sanitary sewer is located on Emerson Avenue and 20th Street South within the site.  This 18" sewer does not appear to have significant flows and may not serve west of 22nd Street.  This is the likely sewer connection point and will not require off‑site extension.  Capacities in sewer trunk mains adjacent to the site are sufficient to accept expected flows.

Reclaimed Water

 
An existing 4" reclaimed water main is located within 22nd Street adjacent to the site and is sufficient to irrigate green areas typical of industrial park development, when supply is available.  Staggered/zoned irrigation and adjusting watering time of day should be practiced when or if low pressure is a problem.

Electricity is provided by Progress Energy Corporation,   http://www.progress-energy.com

Telecommunications

 
Telecommunications facilities are available from a variety of providers including, Verizon, Progress Telecom, FPL FiberNet and Time Warner Communications. Central office facilities are within 3 miles allowing DSL and low cost provisioning of voice and data services. Clear lines of site allow the utilization of non terrestrial telecom services and wireless voice and data services are available from numerous providers. The City stands ready to assist and work with owners and telecommunications providers for the rapid and efficient provisioning of telecommunications services.

Transportation Infrastructure

 
The site is within minutes of three international airports, two deepwater ports (that together handle almost half of all seaborne commerce in the state), rail lines, and an extensive network of easily accessible interstates, expressways and major highways. It is also interesting to note that interstates 175, 275 and 375 were built with the future in mind and are currently operating below capacity, as are many arterials in St. Petersburg. The advantages don't stop there; projected capital improvements to infrastructure by the City over the next five years include over $117 million dollars for roadways. Total projected expenditures by the Florida Department of Transportation (FDOT) for the St. Petersburg region over the next six years will exceed $309 million. In addition to this, the County plans to spend about $97.3 million on road improvements by 2020.
