Proposed changes to Commercial & sunrunner corridor station areas

Project Overview

The City of St. Petersburg is initiating amendments to the Comprehensive Plan text, Land Development Regulations (LDRs), and Official Zoning Map in order to implement the SunRunner Rising Development Study, which focuses on best practices for Transit Oriented Development (TOD) near and around SunRunner station areas necessary to support the continued success of this valuable community resource. The Study was a joint effort between the City of St. Petersburg, Pinellas Suncoast Transit Authority (PSTA), and Forward Pinellas intended to assist the cities of St. Petersburg, South Pasadena, and St. Pete Beach by providing community-supported land use strategies, equitable economic development plans, and programs, and a county-wide framework for TOD in Pinellas County.

The project will also be addressing the City’s Commercial Corridors by considering increases in the allowed density and intensity in our commercial corridor zoning districts: Corridor Commercial Suburban (CCS) and Corridor Commercial Traditional (CCT).

Note: This initiative is limited to commercial and mixed-use categories only and will not include changes to single-family parcels or parcels located within National Register and Local Historic Districts.

Target Employment Center, Local Overlay (v.092824): This draft proposes a Target Employment Center, Local overlay near the 22nd Street South station area and along 22nd Street South to the Interstate 275.
